Modern Slavery and Human Trafficking Statement
This statement, which is for the financial year ending 31 December 2025, is made pursuant to section 54 of the Modern Slavery Act 2015, by The Property Franchise Group PLC (‘TPFG’) and on behalf of its operating subsidiaries.
This statement sets out the steps taken to identify the areas within the business that may be exposed to modern slavery and human trafficking risks and how we work to ensure they are mitigated and, as far as possible, eliminated.
Our Organisation and Supply Chains
TPFG is committed to preventing modern slavery and human trafficking in all forms throughout our organisation and in our supply chains. We are committed to conducting our business with the highest degree of integrity.
TPFG is the UK’s largest multi-brand estate agency franchisor, with a network of over 1,946 outlets delivering high quality services to residential clients, combined with an established financial services business and a licensing division. TPFG is listed on AIM and employs around 360 members of staff.
Our supply chain includes services that relate to our business, customers and franchisees comprising catering and cleaning services, professional services such as software and IT, legal, accountancy and insurance services, vehicle suppliers, office services including cleaners and support services, telecoms and utilities providers, board and sign companies, mortgage and protection services, and services which are ancillary to estate agency including conveyancing and auction service providers, customer relationship management systems and other technology platforms and solutions.
The nature of TPFG’s supply chain reflects that TPFG and its franchisees are largely the recipients of services rather than goods and materials. TPFG’s relationships with many of its key suppliers are well-established and we are committed to including anti-modern slavery provisions in our contracts with key suppliers.
Our Operations
We recognise that employees working for either TPFG or our franchisee-owned offices must be treated fairly and with respect. We ensure that we comply with all applicable wages and benefits laws.
We pay fair wages in line with the norms for the industry and market, do not require anyone to work excessive hours and overtime is voluntary.
We are confident that our internal human resources processes for recruitment minimise the risk of modern slavery or human trafficking taking place within TPFG itself. These include Right to Work documentation checks and payroll checks to ensure the names on bank accounts match the relevant employee name.
Our Policies
We understand that our employees are crucial to helping ensure that modern slavery risk is removed from our operations and supply chain. We have implemented a robust Modern Slavery and Human Trafficking Policy which is available on our website.
In addition, we have several policies that support our position on modern slavery and human trafficking. These include our Equality, Diversity and Inclusion Policy, our Grievance Policy, and our Employee Handbook which clearly sets out the actions and behaviour expected of employees.
We also operate a Whistleblowing Policy. Employees are encouraged to report any ethical concerns so that appropriate action can be taken. We recognise that speaking up can be personally challenging, so our whistleblowing procedures are designed to allow employees to report concerns safely.
TPFG has a Board-level ESG Committee and a wider firm ESG Steering Group that help oversee and govern compliance. TPFG’s corporate governance has been strengthened through the integration of ESG factors into decision-making.
In 2025, TPFG further strengthened governance mechanisms by rolling out anti-modern slavery training to all current employees and including the training as part of the induction process for all new employees across the Group. We also issued a due diligence questionnaire to our supply chain which included questions on corporate governance, climate-related risk assessments and employee treatment. In addition, we negotiated anti-modern slavery provisions in our contracts with new suppliers.
We intend to ensure our suppliers all subscribe to the same levels of operational resilience, governance, integrity and zero tolerance for irresponsible business conduct and the respect of human rights.
Future Commitments
TPFG is dedicated to continuous improvement in addressing modern slavery risks. We will continue to enhance our policies and supplier engagement to ensure transparency and accountability.
In 2026, we will continue to review our supplier on-boarding process.
